Delhi defence colony flat goes for Rs 8.11 crore

A high-end 3-BHK builder floor in Defence Colony was transacted at a price of Rs 8.11 crore. The unit is built on a 325 sq yard plot with an area covering 2,100 sq ft. It is located on the first floor and comes with one study room and two car parking spaces.

The builder is providing wooden wardrobes, modular kitchen, imported bath fittings, Italian marble flooring and air conditioning in all rooms. Defence Colony, located in the southern part of the city, is one of the key residential zones.

In a recent transaction, a 2-BHK apartment with saleable area of 1,122 sq ft, was transacted for a total of Rs 51 lakh at 'Esplanade' by Nyati Group at Bavdhan.

The project comprises of 2 and 3-BHK apartments with amenities like clubhouse, swimming pool, landscaped garden, children's play area, etc. Phase I of the project is due for completion in October 2011 and Phase II is expected in July 2012. The capital value for the project is Rs 4,000 per sq ft. Bavdhan micro market is well connected to Kothrud and Pashan and has easy access to Hinjewadi via highway. The residential rates in the area range between Rs 3,800 per sq ft to Rs 4,800 per sq ft.

Mumbai:

A 3-BHK apartment with an approximate area of 1,371 sq ft was recently transacted at Rs 2.65 crore on 5'th Road, Matunga. This works out to a per sq ft price of Rs 25,157, which included the cost of a covered car parking.

This ninth floor apartment is housed in a four-year-old residential tower, located in the vicinity of Matunga gymkhana.

This location is counted among the more premium residential areas in this micro-market. Residential rates here range between Rs 20,000 and Rs 30,000 depending on the age of the property and the amenities offered.
